You're probably familiar with the parties having a role in the transaction.
The real estate agent is the most known person in the transaction.
Next, the lender provides the financial capital required to fund the deal.
The title company ensures that all details of the sale are completed and that a clear title transfers to the buyer from the seller.
So who's responsible for making sure the value of the property is consistent with the purchase price?

The inspection is where an appraisal begins
To ascertain an accurate status of the property, it's our responsibility to first perform a thorough inspection.
We must actually see aspects of the property, such as the number of bedrooms and bathrooms, the location, living areas, etc., to ensure they really are there and are in the condition a reasonable buyer would expect them to be.
The inspection often includes a sketch of the property, ensuring the square footage is accurate and conveying the layout of the property.
Most importantly, the appraiser looks for any obvious amenities - or defects - that would affect the value of the house.
Back at the office, we use two or three approaches when determining the value of the property:
sales comparison and, in the case of a rental property, an income approach.
Replacement Cost
Here, the appraiser uses information on local building costs, labor rates and other factors to derive how much it would cost to construct a property similar to the one being appraised. This value usually sets the upper limit on what a property would sell for. It's also the least used predictor of value.
Paired Sales Analysis
Appraisers get to know the subdivisions in which they appraise.
We innately understand the value of particular features to the people of that area.
Then, the appraiser looks up recent sales in the vicinity and finds properties which are 'comparable' to the subject at hand. By assigning a dollar value to certain items such as
upgraded appliances, extra bathrooms, an additional living area, quality of construction, lot size, we add or subtract from each comparable's sales price so that they are more accurately in line with the features of subject property.

For example, if the comparable property has a storm shelter and the subject doesn't, the appraiser may subtract the value of a storm shelter from the sales price of the comparable.

If the subject property has an extra half-bathroom and the comparable does not, the appraiser might add an amount to the comparable property.

Valuation Using the Income Approach
A third way of valuing a house is sometimes used when an area has a reasonable number of renter occupied properties.
In this situation, the amount of revenue the real estate generates is factored in with income produced by similar properties to derive the current value.
Arriving at a Value Conclusion
Combining information from all applicable approaches, the appraiser is then ready to put down an estimated market value for the property in question.
Note: While the appraised value is probably the most accurate indication of what a property would sell for in an open market, it may not be the price at which the property closes.
There are always mitigating factors such as seller motivation, urgency or 'bidding wars' that may adjust an offer or listing price up or down.
Regardless, the appraised value is often employed as a guideline for lenders who don't want to loan a buyer more money than they could get back in case they had to sell the property again.
